Guests who stay at Rose-Lea are asked to accept the terms and conditions set down in this document.

Short term accommodation

The owners of Rose-Lea are pleased to offer short term accommodation at their home. Guests are invited to stay for the period agreed between the owners and the guests. Guests will not stay at Rose-Lea beyond the date agreed to by the owners.

Bookings

A booking will be confirmed only after payment has been received.

Children

We regret that we are unable to accommodate children unless prior permission has been given by the owners.

Arrival and departure

Check in time will be after 2pm. Checkout time will be no later than 10am. Other times will be considered by mutual agreement and may be subject to further charges.

Cancellation and refunds

We understand that unexpected things can happen at any time. If a booking is cancelled:

14 or more days from the first night’s accommodation, a full refund will be given
7-13 days from the first night’s accommodation, a full refund less a $80.00 admin fee
less than 7 days from the first night’s accommodation or no show, no refund given.

Before a booking is cancelled, we encourage guests to discuss their circumstances with us. It may be possible to consider other arrangements including transfer of the booking to another date.

A refund for any reason will be at the discretion of the owners.

Privacy

The well-being and comfort of all guests is important to us. Please respect the privacy of others who are also staying at Rose-Lea.

The use of Rose-Lea is for guests invited by the owners. Guests are not to invite other visitors onto the grounds or property of Rose-Lea without the owners’ permission. Any approved visitor, by their acceptance onto the property, must comply with these terms and conditions as if they were a guest.

Keys and access

On arrival, guests will receive a secure access tag to enable them to open the front door and their bedroom. This will enable unlimited access for the time that a guest stays at Rose-Lea. Guests are to ensure that they keep this access tag safe during their stay. Loss or damage of an access tag will incur a fee of $50, payable immediately.

A guest must not copy or knowingly retain after the end of the occupancy period any keys, security tags or other instruments to enable access to any part of Rose-Lea.

Activities on site

Rose-Lea is used as a private home as well as being shared as a bed and breakfast. We encourage guests to make use of items at Rose-Lea that will enhance the enjoyment of their stay. All items at Rose-Lea remain the property of the owners and are not to be removed from Rose-Lea without permission from the owners.

Guests must take reasonable care of the rooms, contents and property at Rose-Lea.

During their stay, guests have full access to their bedroom and publicly accessed areas (lounge room, dining room and the library) but must not access the private quarters of the owners.

Guests must not knowingly engage in conduct that is illegal when they are at Rose-Lea. In addition, guests must not at any time:

create noise that because of its level, nature, character or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of other occupants or its neighbours; or
act in a violent or threatening manner towards occupants of Rose-Lea or neighbours; or
use the premises in a manner that interferes unreasonably with the enjoyment of common property by other guests; or
intentionally, recklessly or negligently damage the personal property of the premises or other guests.

Guests will comply with all reasonable directions from the owners at all times.

Non-smoking

For the benefit of present and future guests, Rose-Lea is a non-smoking and non-vaping venue. Smoking is permitted outside away from other guests. We ask that any smoker stands or sits at least 4 metres from any doorway or open window when they are smoking. This includes e-cigarettes. Any guest who smokes inside Rose-Lea will be charged a cleaning fee of $100.00.

Remedy for damages

The owners retain the right to seek damages for any property or possessions that are harmed, damaged or removed.

By staying at Rose-Lea, guests have agreed to all of the terms and conditions set out in this document.
